  • Use the Landscape to Your Advantage – Instead of relying solely on your air conditioner to keep the house cool in the summer, plant some trees and shrubs around the house to block the sunlight. Simply adding some shade to your property can directly reduce how much heat your home absorbs throughout the day and reduce how much your AC unit needs to work to keep you cool.
  • Ventilate Your Roof – A good third of the heat in your home is absorbed directly through the roof. To keep this heat from affecting the rest of your home, install a roof fan that ventilates the excess energy and keeps the attic at a steady temperature. Less heat up top means less cooling needed down low.

When Should You Check Your AC Filters: A Tip From Chalfont

The filters on your air conditioning unit in your Chalfont home are vital for keeping out the dust and debris that make things like illness, allergies and air quality worse. Sure, you have a professional visit your home once a year to check the air conditioning, but you should also check the system yourself on a semi-regular basis for possible filter degradation.

So, how often should you check? Think of it this way. There is no such thing as checking too much, but you can easily not check often enough. So, we recommend checking your filter at least once every 4 weeks. It may not always need to be changed during that four week checkup (sometimes it can last 6 weeks or longer), but it’s good to take a peek.

  • Find Your Filters – If you don’t know where your filters are, ask your contractor on the next visit or look near the return grills by the thermostat.
  • Remove the Filters – Open the latches and pull the old filter out to check it. You should be able to see clearly through a permanent filter and a disposable one should still be white. If this isn’t the case, it’s time for a cleaning/replacement.
  • Clean the Area – Clear the grill and area of any debris and sediment that might make the filter worse after replacement.

Proper filter maintenance only takes five minutes and it will save you money every month you run your AC – not a bad deal for a few minutes’ work.

What Is a Flapper Valve?

Your toilet is not an overly complicated piece of equipment. But in order to work properly, it does require that all of its parts are in the right place and in good shape. Even if something small on your toilet is out of place, it can cause problems like constant dripping or running, improper flushing force or a sudden refilling of the bowl when no one has flushed the toilet.

These problems can sound serious, but many of them are quite easy to address if you know where to look. With most toilets, that place is the flapper valve. The flapper valve is a relatively small rubber plug that fits over an opening at the bottom of your toilet tank. When you press the handle to flush your toilet, the flapper valve lifts up and allows all of the water from the tank to go rushing into the bowl.

The force of this water pushes everything out of the bowl through the drain at the bottom, clearing the bowl and refilling it with fresh water all at once. As long as the flapper valve is able to maintain a tight seal, this process will go along smoothly without a hitch. But sometimes these valves become dirty or simply wear out.

When that happens, water can begin to leak down from the tank into the bowl on an almost constant basis. Depending on the severity of the leak, this may just cause the toilet to run constantly. Or it can even cause periodic “phantom flushes” were the toilet clears the bowl without anyone pressing the handle.

Phantom flushes occur because too much water has seeped down from the tank into the bowl. When the volume in the toilet bowl reaches a certain level, the water in the bowl is forced out, resulting in a flush. This wastes water and can also be pretty startling if you are not expecting it. Fortunately, though, you can usually fix this problem easily enough.

To do this, check your flapper valve to make sure it is keeping a tight seal with the bottom of the tank when not in use. If it is not, you may only need to clean it off to restore the integrity of the seal. In more serious situations, however, you may need to replace the flapper valve entirely. This is not difficult or expensive and can save you a lot of water in the long run.

What is a Whole House Fan?

Cooling your home is a big deal. Especially if the temperature in your home is generally very high in the summer, the cost of air conditioning is tremendous. A central air conditioner can cost between $2,000 and $4,000 to run for an average 2,800 square foot home over the course of six months. That’s a lot of electricity just to stay cool.

That’s why a whole house fan is a great option for those that want to forego the use of direct air conditioning for at least part of the year.

What It Does

A whole house fan is different from a standard air conditioner because it doesn’t use a heat exchanger to remove heat from air before it enters your home. That heat exchanger is the culprit for a large percentage of an air conditioner’s energy consumption. A whole house fan can be used when the temperature outside is lower than inside, a common occurrence on moderate days in the summer.

The whole house fan draws air and then cycles it through your air vents without cooling it. The act of moving air through your home, however, is often enough to cool the space to a comfortable level. The size of your whole house fan depends on quite a few things. First, how big is your home? Large homes that require even cooling need a larger fan to draw in air. However, small homes can often get away with models that use as little as 120 Watts of electricity. That’s less than your computer uses.

Choosing a Fan for Your Home

Keep in mind that a whole house fan only works when the temperature outside is lower than inside. If the air outside is excessively humid or if it is very warm in the hottest months of summer, you will still need an air conditioning unit. But, even if you run your air conditioner for two months out of the year, you’ll save a tremendous amount of money in the other four months by operating a whole house fan.

Whole house fans should be used in conjunction with an effective air purification system to ensure all outdoor contaminants are effectively removed before they are cycled through your house. They also require the same level of maintenance and cleaning as a normal AC system. However, with the right care, they work wonders to cut down on your energy bill.

How Can I Prevent Clogged Drains?

One of the most frustrating plumbing issues any home owner will encounter is a clogged drain. Not only are clogged drains a nuisance, they are largely avoidable, so it becomes that much more frustrating when it happens since you know that you could have taken preventative measures long before the problem occurred. To help stop your drains from clogging in the future, here are some useful preventative tips:

  • Set Cooking Grease Aside – Cooking grease is thick, viscous and clings to the sides of almost all types of pipes. So, instead of pouring it down your sink and hoping it clears out on its own, pour it into a coffee can and set it aside. There are a number of places where you can recycle old grease.
  • Flush Garbage Disposals – When you use your garbage disposal, it is imperative that you flush cold water through the system at the same time. Without water to flush the food particles through the pipes, anything ground up in the disposal will become stuck and with the application of grease or other food particles can easily become a thick clog.
  • Pour Boiling Hot Water Down the Pipes – At least once a week it is a good idea to pour 2-3 quarts of boiling water down your sinks and bathtub to loosen any pre-clogs that have formed. Things like soap, grease, food, and hair can all be dislodged by an application of hot water on a regular basis.
  • Taking Care with Your Toilet – A toilet is not designed to flush anything that will technically fit down the hole. Even for paper products that seem to be flushable, take care in what goes into the toilet bowl. Paper towels, garbage, and wrappers should not be flushed or they are likely to cause clogs.
  • Use Strainers – Install strainers on all of your sinks, including the ones in your bathroom. A simple strainer will catch excess bits of food, hair, and other grime that has a habit of falling down the drain and getting flushed along with the dishwater or during a shower.

With care, your drains will remain clog free and never require the services of a snake or a plumber. If you do get past the point of no return, do not panic just yet – there are a number of steps you can take to remove a small clog without chemicals or professional help. However, if the clog refuses to budge or begins to backup, know when to call a plumber.
